I work about a 30 mile radius around Bixby, Oklahoma. That takes in Broken Arrow, Jenks, Glenpool, Tulsa, Coweta, Owasso, Sand Springs, Sapulpa, Mounds, Beggs, Haskell, Wagoner, Claremore, and the rural land in between. How much does land clearing cost per acre in Oklahoma?

Accepted Answer

There's no honest one-size answer, because three things drive it: how many acres, how thick the growth is, and what the terrain is like. Light brush moves fast and costs less. Heavy cedar or wooded ground takes more grinding, so it runs higher. I work to about a $1,500 minimum on general jobs and $3,000 on forestry mulching, because it takes real machine time to make it worth bringing equipment to your place. Do you charge by the hour or by the job?

By the job, always. You get one fixed price before I start, and that's the number you pay. Hourly pricing punishes you when a job runs long and rewards a slow operator. A fixed quote puts the risk on me, which is where it belongs, and it means there are no surprises on the back end.

What is forestry mulching, and how is it different from bulldozing?

Accepted Answer

Forestry mulching uses a rotary drum on a compact track loader to grind brush, saplings, and trees into mulch right where they stand. The material stays on the ground as a protective layer instead of getting pushed into burn piles or hauled off. Bulldozing rips everything out by the roots, disturbs the topsoil, and leaves you with piles to burn or truck away, which is why it usually costs more per acre once you add the cleanup. Mulching is faster, cleaner, and easier on your land. Where a dozer or excavator earns its keep is on big trunks, stumps, and dirt work, and I bring that in when a job calls for it.

How big of trees and cedar can you actually take down?

Accepted Answer

The mulcher handles brush, saplings, and cedar up to around 8 inches across in a single pass, and it'll chew through bigger with a little more time. For large hardwoods or thick trunk cedar, I bring the excavator in to push or pull the stem, then run the mulcher over what's left. Between the two machines, there isn't much on a typical Oklahoma property I can't clear.

What happens to everything after it's cut? Do I end up with piles?

Accepted Answer

With forestry mulching, the growth gets ground up and stays right on the ground as a mulch layer a couple inches deep. That layer holds your soil, cuts down on erosion and mud, and breaks down over time to feed the ground. No burn piles, nothing hauled off, nothing left for you to deal with. On mechanical jobs where material has to come out, I stack or windrow the debris wherever you want it.

Will the cedar and brush just grow back?

Eastern red cedar is the good news. It doesn't resprout from a cut stump, so once it's mulched below the green, that tree is gone for good. Brush and some hardwoods can push new growth from the roots, and seed already in the soil can come up later, so land with heavy seed pressure might want a touch up down the road. I'll tell you straight what to expect for your property instead of promising it's one and done.

How much can you clear in a day?

It comes down to how thick and how big the growth is. Light brush and scattered cedar can move a few acres in a day. Dense cedar thickets or heavier timber drop that to well under an acre, since every stem takes more grinding. Once I walk your property I'll give you a real timeline, not a number pulled out of the air.

Do I need a permit to clear land in Oklahoma?

Accepted Answer

On most rural acreage outside city limits, no. Inside city limits, in a subdivision with an HOA, in a floodplain, or near a creek or wetland, there can be rules, so it's worth a quick call to your city or county before we start. I'm not a lawyer and can't give legal advice, but I've worked in most of the towns around Tulsa and I'll tell you what I know. Can you clear a lot to get it ready for a house, shop, or barn?

Accepted Answer

Yes. That's a big part of what I do for builders, developers, and folks building on family land. I clear the trees and brush, pull what needs pulling with the excavator, and finish grade the pad area so it drains right and your dirt contractor or builder can pick up from there. I don't do precision laser grading or foundation excavation, so for those you'd bring in a dirt crew, and I'm happy to work alongside them.

Do you work with realtors and property investors?

Accepted Answer

All the time. An overgrown listing is hard to show and harder to sell, and a cleaned-up lot photographs and walks completely different. I can usually get a realtor or investor a fixed quote fast from photos and the county parcel map, and I'll turn the job around quickly so you can get it listed. If you've got a few properties, let's talk about a standing arrangement.

Besides clearing, what else can you do while you're out here?

Accepted Answer

Plenty, and it's cheaper to knock it out while the equipment's already on your property. I dig silted-in ponds back out so they hold water again, regrade and crown gravel driveways so they shed water and quit potholing, tear down old sheds, fences, and slabs, and finish grade a cleared area so it drains right and is ready for grass or a build. In winter I also handle snow removal on driveways, private roads, and small lots. If you've got a list, tell me and we'll roll it into the same visit.

Can you take down big trees right up against my house?

That's not my lane, and I'll be honest about it. I work from the ground with a mulcher and excavator, which is perfect for open land, fence lines, tree lines, and overgrown acreage. I don't climb, rig, or drop big trees tight against a house or over a roof. That's arborist work, and for that you want a tree service. What kind of access and ground conditions do you need?

I run a compact track loader, so it spreads its weight and handles soft or uneven ground far better than a wheeled machine. It still doesn't love standing water or saturated mud, so timing matters after a heavy rain. For access, I need about a 10 foot opening or gate to get the machine and mulcher through. If it's tighter than that, tell me and we'll work out a plan.

Is the ground ready to use or build on when you're done?

Accepted Answer

Mulching leaves a clean, walkable surface that's perfect for pasture, trails, and wildlife. Underneath, it can leave low stobs and an uneven grade, which is fine for those uses but not for building. That's what finish grading is for. If you need it truly smooth and draining right, I follow the clearing with a grade pass so it's seed ready or build ready. We clear it, we finish it.

When's the best time of year to clear cedar and brush?

Accepted Answer

Just about any time. Cedar's evergreen, so it works year round, and winter through early spring is a sweet spot because the ground's firm and you can actually see what you're dealing with once the leaves are down. There's no bad season to take your land back.

Are you licensed and insured?

Accepted Answer

The business carries general liability insurance, and I'm glad to send over a certificate of insurance before we start. You shouldn't have to wonder about that before you let someone bring heavy equipment onto your place. Oklahoma doesn't require a state license for land clearing, so the insurance and the reviews are what you should be looking at.
